Mortgage solutions and suitability: matching products to client circumstances
1,644 words · checked 2026-10-30 · Pro
ASEW Learning Outcome 1 asks you to analyse mortgage solutions against a client's circumstances. In the exam, that means reading a case and choosing the rate type, product, repayment method, term or scheme that best fits the facts, and being able to say why under MCOB. This note builds a step-by-step method, then applies it to a worked mini-case. It draws on MRT1 and MRT2 content, as CeMAP® 3 always does.
The four-step method
- Facts. What does the case tell you about the client now and in the foreseeable future?
- Affordability. Can the lender lend? This is the lender's duty under MCOB 11.6.
- Suitability. Is it right for the client? This is the adviser's duty under MCOB 4.7A.
- Sustainability. Will it still work if rates rise, income changes or plans change?
