CeMAP® 2 is the second of the three modules in the Certificate in Mortgage Advice and Practice, awarded by Walbrook (LIBF). Under the structure in force since 30 September 2025, CeMAP 2 is the Mortgages (MORT) module, with two unit exams: MRT1 and MRT2. It covers the UK mortgage market, the MCOB rules and mortgage products. Some property law and tax differs in Scotland, and this page flags it where it matters. This page explains what each unit covers, how the CeMAP 2 exams work, what changed from the old units and how CeMAP 2 feeds into CeMAP 3. Facts were checked on 30 October 2026 against the CeMAP qualification specification. cemapexam.co.uk is an independent study aid, not part of LIBF.
What is CeMAP 2 (MORT)?
CeMAP 2 (MORT) is the Mortgages module of CeMAP: two units, MRT1 and MRT2, each worth 5 credits and 50 study hours. Together they cover mortgage law, regulation, advice, property and products, the technical core that CeMAP 3 then applies.
The official unit names are:
- MRT1: MORT: Mortgage Law, Practice and Application;
- MRT2: MORT: Mortgage Products and Post Completion.
Where CeMAP 1 is about financial services regulation in general, CeMAP 2 is about mortgages specifically. It teaches who can borrow, how the lender and adviser are regulated, what a property is worth and why, every main product type, and what happens after completion: remortgages, further advances, arrears and possession.
| Item | CeMAP 2 (MORT) |
|---|---|
| Units | MRT1 and MRT2 |
| Credits | 5 + 5 |
| Unit study time | 50 + 50 hours |
| Exams | 2 (one per unit) |
| Registration on its own | 12 months |
| Fee on its own | £320 (as of October 2026) |
As of October 2026, the module costs £320 on its own and the full CeMAP costs £735, according to Walbrook's CeMAP page. A resit is £120 per unit. Online study texts are included for CeMAP 1 and 2, and Walbrook says a printed copy can be bought separately. There is no free official study text PDF.
Key fact: CeMAP 2 is the module most closely tied to CeMAP 3. Walbrook's specification says the CeMAP 3 exam "primarily tests mortgage knowledge gained through the MORT module".
What is the difference between MRT1 and MRT2?
MRT1 covers the mortgage before it starts: definitions, borrowers, MCOB roles, advice, security, fees and property, across 11 learning outcomes. MRT2 covers the products and life after completion: raising money, transfers, debt consolidation, arrears, remedies and product types, across 6 learning outcomes.
| MRT1 | MRT2 | |
|---|---|---|
| Official name | Mortgage Law, Practice and Application | Mortgage Products and Post Completion |
| Learning outcomes | 11 | 6 |
| Biggest areas (our reading) | LO6 advice, LO3 borrowers, LO5 market context | LO6 product types |
| Unit guide | CeMAP MRT1 guide | CeMAP MRT2 guide |
MRT1: Mortgage Law, Practice and Application
The eleven MRT1 outcomes, each with its topic drill:
- LO1: regulatory and legal definitions, including regulated second charge loans (drill);
- LO2: buying at auction (drill);
- LO3: types of borrower, impaired credit and those who cannot borrow (drill);
- LO4: MCOB responsibilities of the lender and the adviser (drill);
- LO5: the economic and regulatory context, including buy-to-let (drill);
- LO6: affordability, suitability, risk, term and fair advice (drill);
- LO7: additional security, guarantors and higher lending charges (drill);
- LO8: fees and charges, including purchase taxes (drill);
- LO9: property defects and new-home guarantees (drill);
- LO10: factors affecting property value (drill);
- LO11: valuations and surveys (drill).
MRT2: Mortgage Products and Post Completion
The six MRT2 outcomes:
- LO1: raising additional money: further advances, remortgages, second charges, bridging and equity release drawdown (drill);
- LO2: transferring and amending mortgages, including porting and transfer of equity (drill);
- LO3: debt consolidation (drill);
- LO4: arrears and breaches of the mortgage deed (drill);
- LO5: lenders' legal rights and remedies (drill);
- LO6: repayment methods, rate types, products, schemes, shared ownership and Islamic home finance (drill).
Exam tip: MRT2 LO6 is one learning outcome but the widest in CeMAP 2: three rate and repayment criteria, eleven product types, government schemes, shared ownership and Islamic finance. Give it at least a third of your MRT2 time.
How are the CeMAP 2 exams structured?
The CeMAP 2 exams are two separate 1-hour papers of standalone multiple-choice questions. MRT1 has 50 questions with a pass mark of 35/50, and MRT2 has 40 questions with a pass mark of 28/40. Both pass marks are 70%.
| Unit | Questions | Time | Pass | Merit | Distinction | Seconds per question |
|---|---|---|---|---|---|---|
| MRT1 | 50 standalone MCQs | 1 hour | 35/50 | 40/50 | 45/50 | 72 |
| MRT2 | 40 standalone MCQs | 1 hour | 28/40 | 32/40 | 36/40 | 90 |
There are no case studies in either unit. The seconds-per-question column is our arithmetic. MRT1 is the fastest-paced exam in CeMAP, so speed matters there more than anywhere else.
Walbrook's specification says only "MCQs" for MORT and does not state how many answer options each question has. Our mocks use 4, the same as the FSRE® units, but that is our convention, not an official rule.
Both exams run on demand on Brightspace with remote invigilation, so there is no booking. Walbrook confirms same-day results for FSRE but does not state results timing for MORT. For scoring rules across all five units, see the CeMAP pass mark guide.
Key fact: Some older guides still describe CeMAP 2 as one 2-hour exam covering four units. That was the old structure; the new units are always sat separately.
Where can you sit a free CeMAP 2 mock exam?
A free CeMAP 2 mock exam is available for each unit here: MRT1 mock 1 has 50 questions in 60 minutes, and MRT2 mock 1 has 40 questions in 60 minutes, both in the real format. Neither needs an account.
Start with the MRT1 mock 1 or the MRT2 mock 1.
Each unit also has, free:
- a 20-question diagnostic in 30 minutes, such as the MRT1 diagnostic;
- a 20-question quick practice with an explanation for every answer;
- a printable worksheet with an answer key, such as the MRT1 worksheet, for anyone searching for a CeMAP 2 PDF;
- free study notes in our study section.
Our questions are original exam-style questions written for this site and the app. Each answer names the MCOB rule, statute or official page behind it. They are not past papers, because Walbrook does not publish CeMAP past papers. Your Walbrook registration includes one specimen exam per unit, which is worth sitting once.
Mocks 2 to 10, topic drills by learning outcome and the calculation drills (MRT1 fees and security, MRT2 transfers) come with Pro. One plan covers all five units.
Exam tip: Take the MRT1 mock with a visible clock. If you are past question 25 at the 30-minute mark, you are on pace; if not, practise answering the definition questions faster.
What happened to the old CeMAP 2 Units 3 to 6?
The old CeMAP 2 Units 3 to 6 were replaced by MRT1 and MRT2. Walbrook maps Unit 3 (MLPP) plus Unit 4 (MAPP) to MRT1, and Unit 6 (MAPC) to MRT2. Unit 5 (MRPP) on its own gives no exemption.
| Old unit (passed) | New equivalent |
|---|---|
| Unit 3 (MLPP) and Unit 4 (MAPP) | MRT1 |
| Unit 6 (MAPC) | MRT2 |
| Unit 5 (MRPP) only | None: you must complete MRT1 and MRT2 |
Under the old structure, all four units were sat together in one 2-hour exam, with separate pass marks per unit. Old passes transferred automatically on 13 January 2026, and old exams ended on 12 January 2026. If you still search for "CeMAP 2 Unit 3", the content you need is now in MRT1. Our CeMAP changes guide and Walbrook's transition page have the full rules.
Key fact: A pass in MLPP alone or MAPP alone does not map to MRT1. Walbrook's table needs both.
Where did mortgage protection go?
Mortgage protection moved out of CeMAP 2 into CeMAP 3. The old protection unit, MRPP (Unit 5), has no new MORT equivalent; its content now sits in CeMAP 3 learning outcome 5 and assessment criterion AC4.7, plus Module 3's protection materials.
That is a real change for revision. MRT1 and MRT2 no longer test life cover, critical illness, income protection or payment protection as standalone topics. CeMAP 3 tests them inside case studies instead, usually alongside the mortgage recommendation. Walbrook's course page says Module 3 adds content on types of financial protection and the fundamentals of protection advice.
So if you are using an old study text or question bank, the protection chapters belong to your CeMAP 3 revision, not to MRT1 or MRT2. Our CeMAP 3 guide and the mortgage protection guide cover the topic as it is now examined.
Exam tip: Buildings insurance still appears in MRT1, because lenders require it as a condition of the loan and LO10 covers insurability. Personal protection products belong to CeMAP 3.
Which mortgage topics does CeMAP 2 cover?
CeMAP 2 covers 17 learning outcomes across MRT1 and MRT2: from MCOB rules, affordability and loan to value to surveys, mortgage types, buy-to-let, equity release and arrears. Each main topic has its own explainer on this site.
| Topic explainer | Where it sits in CeMAP 2 |
|---|---|
| MCOB rules | MRT1 LO4 and AC5.5; MRT2 AC5.3 |
| Types of mortgages | MRT2 LO6 (AC6.1–6.3) |
| Loan to value | MRT1 LO6 and LO7 (higher lending charges) |
| Mortgage affordability | MRT1 AC6.1 |
| Mortgage arrears | MRT2 LO4 and LO5 |
| Equity release | MRT2 AC1.5 and AC6.3 |
| Buy-to-let mortgages | MRT1 AC3.3 and AC5.4; MRT2 AC6.3 |
| Property surveys | MRT1 LO9 and LO11 |
The rules behind most of these are in the FCA Handbook, MCOB. For example, MCOB 11.6 sets the affordability assessment, and MCOB 13 sets how lenders treat customers in arrears. Tax appears in MRT1 AC8.1 as "relevant taxes" on a purchase, which in England means Stamp Duty Land Tax; Scotland and Wales have their own taxes.
Walbrook does not publish how many questions each learning outcome gets. The emphasis in the explainers is our reading of the syllabus, based on how many criteria each outcome has.
Key fact: Second charge mortgages have been regulated under MCOB since 21 March 2016, when the Mortgage Credit Directive came in. MRT1 LO1 tests the definition and MRT2 LO1 tests when one suits.
Should you sit CeMAP 2 and CeMAP 3 close together?
Sitting CeMAP 2 and CeMAP 3 close together makes sense. CeMAP 3 mainly tests MRT1 and MRT2 knowledge in 6 case studies, and Walbrook's course page recommends completing CeMAP 2 before CeMAP 3. Our suggestion is a gap of about 4 weeks.
Walbrook itself bundles the two. Its CeMAP Revision Tool is sold as "MORT + ASEW" for £120, and its revision videos as MORT + ASEW for £125, as of October 2026. The order is still flexible: the specification says learners "can study flexibly in the order they choose".
The reasoning is practical. CeMAP 3 adds protection and case-study technique, but most of its marks come from applying MORT content: LTV and affordability, product choice, MCOB rules, buy-to-let, bridging and conveyancing. If several months pass after MRT2, you will spend the first weeks of CeMAP 3 relearning it.
Watch your registration period too. The full CeMAP gives 18 months for all five units; a module registered on its own gives 12 months.
Exam tip: As you revise MRT2, keep a short list of every calculation you meet (LTV, LTI, SDLT, ERC, interest cover). That list becomes your CeMAP 3 calculation checklist.
Your CeMAP 2 study plan
A CeMAP 2 study plan takes about 8 weeks: four weeks for MRT1 and four for MRT2, each ending with timed mocks, then CeMAP 3 soon after. MRT1 comes first in Walbrook's suggested path, straight after FRE1.
- Day 1: sit the free MRT1 diagnostic to see which of the 11 learning outcomes is weakest.
- Weeks 1–3: work through MRT1 LO1 to LO11, running each topic drill as you finish it. Give LO6 (advice) and LO3 (borrowers) extra time.
- Week 4: sit the free MRT1 mock 1, then further mocks until you meet our readiness rule. Sit the real MRT1 when you are ready; there is nothing to book.
- Weeks 5–7: work through MRT2 LO1 to LO6. Use the mortgage types drill heavily.
- Week 8: sit the free MRT2 mock 1 and further mocks, then sit MRT2.
Our readiness rule, the same as in the app, is three mocks in a row at 85% or more and every topic at 80% or more. That margin above 70% is deliberate. It is a guide only and carries no pass guarantee.
When MRT2 is done, move straight on to CeMAP 3. Mocks 2 to 10, every topic drill and the calculation drills are in Pro, and one plan covers both CeMAP 2 units and CeMAP 3.
Exam tip: After each mock, write down the rule or fact behind every wrong answer, not just the right letter. The same rules come back in CeMAP 3 inside case studies.
Frequently asked questions
+Is CeMAP 2 harder than CeMAP 1?
Walbrook publishes no pass rates, so there is no official comparison. CeMAP 2 has more technical detail and the fastest pace in CeMAP: MRT1 gives you 72 seconds a question. Candidates who already work in mortgages often find it easier than CeMAP 1, while career changers often find it harder.
+How many exams are in CeMAP 2?
CeMAP 2 has two exams, one per unit. MRT1 is 50 standalone multiple-choice questions in 1 hour, and MRT2 is 40 standalone questions in 1 hour. You can sit them on the same day or on different days.
+Can I take CeMAP 2 before CeMAP 1?
Yes. Walbrook says learners can study the units in the order they choose. Its suggested path is FRE1, MRT1, FRE2, MRT2, then CeMAP 3, so MRT1 comes before FRE2 anyway. Some regulation in MRT1 is easier if you have already studied FRE1.
+Are there case studies in CeMAP 2?
No. MRT1 and MRT2 are standalone multiple-choice questions only. Case studies appear in FRE1 and FRE2 (3 cases of 5 questions each) and in CeMAP 3, which is entirely case studies: 6 cases of 10 questions.
+How long does CeMAP 2 take to study?
Each MORT unit carries 50 hours of study time, so 100 hours for the module. Walbrook gives a 12-month registration period if you register for the module alone. Many candidates allow six to eight weeks of steady study for both units.
+Is CeMAP 2 the same as the old MORT units?
Not exactly. The old CeMAP 2 had four units (MLPP, MAPP, MRPP and MAPC) sat together in a 2-hour exam. The new CeMAP 2 has two units, MRT1 and MRT2, each sat separately, and the protection unit has moved to CeMAP 3.
